In Oklahoma, the real estate professionals would not accept this fact and in response to their efforts, the Oklahoma Legislature passed a real estate act which removed Agency from the real estate transaction.  For that reason all licensed real estate professionals are either Brokers or Associate Brokers, or some variation of that. To some extent, the name of our company is unusual, since Agency is gone from Oklahoma. Buyers looking for representation still think in terms of agency, especially those from other areas and we have kept our name because it was in existence at the time of the passage of the act, and it says what we do.

We do not normally charge buyers for our services. The owner broker or listing broker generally specifies what commission will be paid to the selling broker, and we are willing to accept that amount, except in unusual circumstances, in which event we will reach an agreement with you, the Buyer, as to our compensation. This would be true in "For Sale by Owner", "Help You Sell" or special or limited listings.

Our goal is to find you a suitable property without regard to whether it is a so called in house listing or other type of listing. The same is true for VA and HUD properties.

We primarily use the multi-list for property listings but we urge buyers to go to areas where they want to live and see what is for sale in that area.

We request that our buyers become pre-approved for financing, in order that they will know the actual price range they can realistically buy. Neither you, nor we, will be wasting your time in looking and shopping for a new home or property.

We have no tie ins with any lenders, title companies, warranty companies, inspection companies, or others involved in the transaction.. At your request, we will offer suggestions as to all of these and will offer information as to our experience and expertise. Most important, we will listen to your requests and suggestions, and follow them to the best of our ability.

We will be happy to talk with you about properties which you have for sate, and will give you our best advice. At your request we will refer you to another broker, and we may be entitled to a referral fee or commission from that broker.
